Rental Property
Flagship calculator — full rental property lifecycle.
Rental property investing combines two return streams at once: price appreciation on the property itself, and rental income along the way — both usually financed partly by a home loan, whose interest cost offsets part of the total return.
This calculator models the full lifecycle of a financed rental property purchase — down payment, EMI, expected annual appreciation, and rental yield — together, rather than in isolation, so the projected return already accounts for financing cost, not just the property's price growth.
Down payment plus the loan's EMI schedule fund the purchase; rent (net of vacancy and operating costs) offsets the EMI each year; the loan amortizes month by month; and the property appreciates independently of rent. Net wealth at exit = property value − outstanding loan + accumulated net rent − all cash put in. Rental/capital-gains tax is not modelled.
Rental income is taxed at your slab after a flat 30% standard deduction (Section 24) plus any home loan interest deduction. Capital gains on sale after 2 years are long-term, taxed at 12.5% without indexation (or 20% with indexation if acquired before July 2024, whichever is lower).
Why is this marked "multi-stream return"?
Unlike a SIP or FD (one return stream), a financed rental property has appreciation, rental income, and financing cost all acting at once — sometimes offsetting each other — so the headline number can look larger or smaller than intuition suggests unless each stream is shown separately.
Does this include registration, stamp duty or maintenance costs?
Registration and stamp duty (typically 5–8% of property value in India) and ongoing maintenance are real costs not included in this base projection — factor them in as a reduction to your net return.
